You can start it, then. Having male-only, and female-only facilities (dorms, bathing areas), and shared areas (such as the mess hall) would work well. I suppose the dracon family lives on the upper level, in a much smaller second floor. 

What important places did you have in mind? We'll need classrooms, a gym, a yard outside, two dorms, two bathing areas, a mess hall, a kitchen, some restrooms, storage space, and a few other things. Oh, did you want the orphans to get their massage treatment in a shared place, or in separate areas?
